i.                     The Principal Planning Officer shall be notified at least 48 hours prior to the date and time on which it is proposed to commence any clearing of land and building or engineering operations to which this permission relates. Where 48 hours fall on a Saturday, Sunday or Public Holiday, the notification should be given on the preceeding working day. All proposed works shall be properly set out for inspection by the Principal Planning Officer or his representative.

ii.                   All necessary measures shall be taken to prevent the run off of silt and other debris down the cliff side.

iii.                  All surface and waste water shall be treated and contained on site.

iv.                 All top soil removed during excavation of footings shall be set aside and stored on site until it is required for respreading.

i.                     This proposed development will adversely affect the wetland ecosystem and is likely to cause “massive die off” of the unique assemblage of mangrove species present at the site.

ii.                   The proposed development will reduce the amount of water that the wetland can absorb.  This will increase run off and erode the sand dune resulting in pollution of the beach and inshore reefs.

iii.                  The proposed development in the wetland is not in keeping with the “native plant and animal habitat conservation” (Biodiversity) policy statement approved by Executive Council on 4 October 2001.

iv.                 The proposed development will create flooding on adjacent coastal lands.
