1.     PLANNING APPLICATIONS

*Please note that the following information clause is attached to the decision notice of all building applications in full that are approved with or without conditions:

·          NB. This permission does not in any way constitute a waiver of the need to obtain building permission for this proposed development and any other necessary Government licenses and or permits that may be required.  The applicant is responsible for obtaining all necessary licenses that may be required.

Deferred for:

i.                     a development scheme to be presented; and

ii.                   a proper access with adequate setbacks from all buildings to be shown on the site plan.

i.                     The width of the right of way in the proposed subdivision is contrary to the Land Development Control Committee’s policy.

ii.                   Satisfactory provision has not been made in the subdivision plan for a suitable road width which will give easy and safe circulation for vehicles and pedestrians.

iii.                  The subdivision of parcel 87 of Block 17810  B has resulted in an increase in the number of residential lots. This would increase the concentration of traffic in the vicinity of the site and would cause danger to users and prejudice the amenity of the area if the width of the road was not increased.

Approved with the following condition:

This permission shall be for a limited period of two years only and shall be terminated at such time as may be required by the Principal Planning Officer by notice in writing to that effect served on the owner and occupier of the barbeque stand and grill.  In the event that the owner and occupier wishes to renew this permission, he is to apply in writing to the Land Development Control Committee.

Approved with the following conditions:

i.            The Principal Planning Officer shall be notified at least 48 hours prior to the date and time on which it is proposed to display the sign. Where 48 hours fall on a Saturday, Sunday or public holiday, the notification should be given on the preceding working day. All proposed works shall be properly set out for inspection by the Principal Planning Officer or his representative.

ii.          The clearing of vegetation shall only take place in areas indicated by the Principal Planning Officer.

iii.         All necessary measures shall be taken to prevent the run off of silt, mud and other debris into the sea.

iv.        All waste water shall be contained on site.

v.          The cottages shall not be occupied until the on site accesses (roads, etc.) and parking lots have been paved with concrete, asphalt or any other suitable hard surface approved by the Chief Engineer of the Department of Infrastructure.
