  • The proposed development would result in the removal of vegetation, thus resulting in increased water run off. This would in turn lead to increased erosion and ultimately slope failure; and
  • The area in general has been affected by slope failure. The imposition of additional loading caused by the proposed development can initiate slope instability and consequently slope failure.
